Welcome to Est8list. These Terms of Use govern your access to and use of our platform, services, and website. By using Est8list, you agree to be bound by these terms. If you do not agree, please discontinue use of our services.

1. Acceptance of Terms

By accessing or using Est8list, you confirm that you have read, understood, and agreed to these Terms of Use and our Privacy Policy.

2. Eligibility

You must be at least 18 years old to use Est8list. By using our services, you represent that you have the legal capacity to enter into this agreement.

3. Services Offered

Est8list provides a platform for listing, renting, selling, and booking short-term stays in real estate properties. We facilitate connections between property owners and potential buyers or renters.

4. User Accounts

  • You are required to create an account to interact with properties.
  • You are responsible for maintaining the confidentiality of your login credentials.
  • Any activity conducted under your account is your responsibility.
  • Est8list reserves the right to suspend or terminate accounts suspected of fraudulent activity or violating our terms.

5. Fees & Transactions

  • Est8list may charge service fees upon successful transactions, such as property sales, rentals, or short-term stays.
  • Fees and payment terms will be disclosed before finalizing any transaction.
  • Users agree that Est8list is not responsible for any disputes arising from payments made directly to third parties.

6. User Responsibilities

  • You agree to use Est8list for lawful purposes only.
  • You shall not be misleading or fraudulent in your transactions on Est8list.
  • You must respect the rights of other users, including property owners, buyers, and agents.

7. Shortlet Booking Policies

All confirmed bookings made on Est8list or through any of its authorized agents are final and non-refundable. This includes cancellations, no-shows, and early departures. Following the policies set by the respective property owners or managers:

  • Guests may request a change to their scheduled check-in date, provided the request is submitted at least 48 hours prior to the original check-in time. Such requests are subject to the following conditions:

    • Availability of the property or a suitable alternative on the requested date.

    • Written approval from the property owner or manager.

    • Settlement of any price differences (if applicable) before the revised check-in.

    If these conditions are not met, the original booking terms will remain in force and non-refundable.

  • Certain properties may require a refundable security deposit prior to check-in. This amount and the conditions for its refund will be clearly communicated before booking confirmation. Deductions may be made from the deposit in cases of:

    • Damage to property or furnishings.

    • Excessive dirtiness requiring deep cleaning.

    • Breach of house rules.

  • All guests must present a valid government-issued ID and may be required to sign a check-in form or guest register upon arrival. Failure to present ID may result in denied check-in without refund.

  • Guests are required to comply with the specific house rules of each property. Violations may lead to immediate eviction without refund. Rules may include:

    • No smoking indoors.

    • No pets (unless otherwise stated).

    • No parties or loud noise, particularly after specified quiet hours.

  • Each property listing includes a stated maximum occupancy limit. Exceeding this limit without prior written consent may result in cancellation of the booking or additional charges.
  • Standard check-in and check-out times shall apply as stated in the listing. Requests for early check-in or late check-out must be made in advance and are subject to availability and additional fees.
  • Est8list and property owners shall not be held liable for booking cancellations or changes caused by events beyond their control, including but not limited to natural disasters, pandemics, government actions, or civil unrest. In such cases, efforts will be made to reschedule or provide an alternative property, but refunds are not guaranteed.

8. Prohibited Activities

Users are prohibited from:

  • Engaging in fraudulent activities or misrepresentation.
  • Attempting to hack, disrupt, or manipulate Est8list’s platform.
  • Using Est8list to distribute spam or unauthorized advertisements.

9. Termination of Use

Est8list reserves the right to terminate or restrict access to any user found violating these Terms of Use without prior notice.

10. Amendments & Updates

We may update these Terms of Use periodically. Users will be notified of any significant changes, and continued use of the platform constitutes acceptance of the updated terms.

11. Governing Law

These Terms of Use are governed by the laws of Nigeria. Any disputes shall be resolved in the appropriate legal jurisdiction.
